IMAGE AND CURB APPEAL SELLS HOMES
I am Michael R. Lehmann, president of the Lehmann Design Group, Inc., a registered landscape architect in the Detroit metro area for almost thirty years specializing in custom residential design and project management services.
Why am I writing to you? I seek to assist you and your clients in selling their homes by improving the curb appeal of their properties. My focus is landscape, but these improvements could also extend to painting and other architectural upgrades as well. Keep in mind, the makeover need not be drastic or extensive to make a difference. In fact, the first dollars spent often make a dramatic impact, with a diminishing return as larger amounts of money are invested. One thing is certain: in today’s depressed housing market, a proactive sales strategy will give you and your hopeful seller a fighting chance at attracting a qualified buyer in this current glutted, sluggish marketplace. You cannot afford to overlook or neglect curb appeal as part of a successful marketing strategy.
The below “curb appeal” letter is aimed at your client---but it really doesn’t matter who takes the lead---the important thing is that an honest and realistic evaluation or appraisal takes place followed by a proposal detailing cost effective improvements geared toward quickly attracting a qualified buyer. I can provide the professional evaluation and/or consultation to get the process underway. Step two of course is action!!
Chances are, you have listed properties which could use just such a makeover. With spring just around the corner, buyers will be on-line and on the road checking and evaluating properties, looking for their dream home. Inevitably, curb appeal will play an important role in which property catches their eye, as it always does. Will those buyers stop and take a good look around? Walk in? Make an offer?
